Wynyard Business Park is gearing up to host a brand-new retail destination, with Sainsbury’s, Burger King, and Starbucks confirmed as the first major tenants of the highly anticipated Wynyard Retail Park in Stockton-on-Tees.

This development, spearheaded by Northumberland Estates, represents a significant investment in the region, with its first phase provisionally set to open by May 2025.
The initial phase will feature a Sainsbury’s supermarket, a Starbucks drive-thru, and a Burger King outlet.
Sainsbury’s Property Director, Patrick Dunne, highlighted the importance of the project, describing it as a “major investment” that will bring jobs and quality products to the community.
In addition to the confirmed tenants, Northumberland Estates has unveiled plans for a second phase of development.

Phase Two will introduce 66,000 sq. ft. of additional retail space, with bespoke units ranging from 5,000 to 40,000 sq. ft. This phase is designed to attract a variety of retailers and businesses and expressions of interest are now being invited.
Plans include two large retail units of 20,000 sq. ft. each and three smaller units ranging from 8,000 to 16,000 sq. ft.
Expected to open by May 2025, this development has the potential to attract more big-name brands, “transforming the retail landscape of Stockton-on-Tees into a vibrant shopping and dining hub for the growing local population and surrounding areas,” according to developers.
