The Haynes Arms is situated off the A19 northbound carriageway, near the village of Kirkby Sigston.
This location is approximately four miles east of the North Yorkshire market town of Northallerton, and eight miles north of Thirsk.
Estate agents highlighted the property’s potential as a base for exploring the North York Moors National Park, as well as the nearby tourist town of Helmsley.
They also noted the inherent demand from visitors to the nearby Thimbleby Shooting Ground, one of the country’s premier shooting grounds.
Estate agents suggest that the property could be developed into a holiday caravan or lodge park, or refurbished and restored as a pub or restaurant.
They also mention the possibility of converting the pub for alternative use, subject to obtaining the necessary planning consents.
Planning permission for the site was granted on December 8, 2023, and includes extensive new landscape planting and access taken through the public house demise.
The estate agents conclude by describing the property as a “substantial property in a desirable North Yorkshire location”, with significant development potential.
