Seventeen acres of County Durham woodland for sale for £19k

The plot, which is located in Seaton near Seaham, is being sold by estate agents George F. White.

Bulmer Forest Park is a mix of mature broadleaved trees, including oak and ash. It is also home to smaller numbers of birch, rowan, hazel, alder, willow, hawthorn, and blackthorn trees.

According to the estate agents, the woodland was previously part of a Woodland Grant Scheme and Farm Woodland Premium Scheme.

The 17-acre plot forms part of a larger block of woodland and is accessed via an adopted highway.

Estate agents have made a copy of the scheme contract available for potential buyers.

They have also noted that there is the potential to gain access to the land via the A19.

However, this is through a locked gate and would need to be investigated by any potential buyers.

The property is being offered for sale freehold with vacant possession.

However, the agents have pointed out that the Farm Woodland Scheme contract connected to the property expired in 2019.

Obligations under this scheme will continue for a further 15 years until 2034.

As such, trees cannot be removed from the land before this date otherwise the Forestry Commission will seek to recover a proportionate amount.

The estate agents have also highlighted that there are no services to the site at present.

They advise that potential buyers should make their own enquiries as to the practicality and cost of installation of any services that are required on site.

Furthermore, the property is classed as woodland and there is no planning consent in place allowing a change of use.

The agents suggest that interested parties should seek independent advice as to the potential for erecting any structures on the land or changing its use.

Prospective buyers are advised to make their own enquiries regarding the exact boundaries of the plot prior to bidding.
