Developer Croudace Homes is preparing to hold a consultation with residents over hundreds of new homes on Hall Road and has promised to deliver 50 per cent affordable housing, green space, play areas and improved drainage systems.
Although the affordable housing have been welcomed, concerns have been raised that Rochford could be targeted by more speculative developments until the council’s local plan is signed off and agreed.

Green – The area would be transformed if proposals are realised (Image: Google Maps)Danielle Belton, Conservative councillor for Hockley and Ashingdon said: “I welcome the early engagement from the developers and the suggestion of increased affordable homes, however this is the type of speculative planning application I feared would come forward as a result of not having a new local plan in place.
“Rochford has a strong rural identity and it’s important our green belt is protected.
“I intend to view the plans with an open mind, but will caveat that with the need for appropriate infrastructure to support any development in the district.”
Concerned – Councillor Danielle Belton has raised concerns over the details of the proposal (Image: Danielle Belton)A planning application has not yet been formally submitted to Rochford Council by the developer, but a meeting has been organised by Croudace Homes at West Street’s Women’s Institute Hall on Sunday January 23.
The meeting will begin with a councillor-only briefing from 1pm to 2pm, with a public slot from 2pm to 7pm.
In an email sent to councillors, Croudace Homes said the firm “is excited to share proposals for a vibrant new community at Hall Road, Rochford”.
It said: “This development aims to deliver up to 300 homes, including 50 per cent affordable housing, alongside extensive green spaces, play areas, and sustainable drainage systems.
“We intend to submit an Outline Planning Application to Rochford Council in early 2025, and we are eager to hear the thoughts and feedback of local residents and stakeholders.”
