Inverness fire-ravaged house could be yours for £30,000, says Auction House Scotland; property in Evan Barron Road was hit by a suspicious fire before Christmas that Police Scotland was investigating

The house was hit by a suspicious fire shortly before Christmas.

A fire-ravaged house that was gutted in a suspicious blaze shortly before Christmas is set to go up for auction next month.

The semi-detached, end-terrace house at 48 Evan Barron Road has been left without a roof and has suffered extensive fire and water damage. It follows a fire at 8.50pm on December 20.

Police have been investigating the cause of that blaze, but did confirm over Christmas that they were treating it as suspicious.

On Thursday they also confirmed that enquiries are still ongoing.

Meanwhile, Auction House Scotland is expecting “strong demand” for the property after announcing that it will still be going up for auction in early February – at a reduced guide price of £30,000, down from the previous one of £50,000.

Announcing the auction, it said: “Fantastic development opportunity going to February 6 auction.

They continued: “The property has been severely affected by fire/water damage and is unsafe for internal inspection, as well as being uninhabitable with no home report available.

“Access has been limited to the ground floor only, but similar properties comprise lounge and kitchen on the ground floor, with the upper level offering three bedrooms and bathroom.

“An extensive programme of works is required, but with local comparables suggesting a post works value in excess of £140,000, allied with a keenly positioned Guide Price, this presents an outstanding opportunity to add massive value and create a fabulous family home, whether for rental or resale.”

The auction house claims the property could also produce an annual rental return of more than £8300 once restored and let out, but that even higher figures could be achieved due to the strength of the local market.
