Flats plan for Abbey Road in Great Malvern returns

Plans for the new building have been submitted to Malvern Hills District Council and would see the creation of half a dozen two-bedroom flats.

The proposed building would be located in the grounds of Malvernbury, an arts and crafts house in Abbey Road.

According to plans submitted by Nick Carroll Architects, the house is characterised by “roughcast render, narrow windows and shallow-pitched slate roofs”.

“The new proposal identifies these qualities and aims to use them in a considered yet contemporary way.

“The proposed development will be a three-storey building and will include arts and crafts features such as a shallow gable roof, asymmetrical elements, and chimneys.”

As pointed out in planning documents, there are a number of large properties in Abbey Road that are divided into flats as well as a retirement village.

“The proposed flats blend with the existing residential use of the street, including Malvernbury itself, which is a larger house split into different units,” the plans state.

“The proposal is for six, two-bedroom flats, where space standards are exceeded, and all habitable rooms receive adequate daylight.

“The proposed flats are to be positioned within the grounds of Malvernbury in an existing sunken portion of the land, resulting in little of the development being seen from Abbey Road.

“Further to this, due to the use of Malvernbury, sufficient vehicle access to the site is already established.”

A previous similar application to build eight flats, three town houses and a coach in the grounds of Malvernbury was approved on appeal in 2019.

The latest plans state: “The scale of the proposal does not increase from the previously approved scheme.

“The building is three stories high and is set well below the eaves and roof of the adjacent dominant main building.

“The building sits neatly within the excavated site to the right of Malvernbury, showing two stories at the entrance level and three at the rear.

“The previous approved scheme contained a masonry plinth to the rear, which has been removed and replaced with sloping landscaping, giving the appearance of a reduction in scale compared to the approved scheme.”
