Kingsbridge, a commercial property developer, has been given the green light by Hart District Council to rejuvenate the 2.6-acre site in Bartley Way.
The site was previously home to Europa House, an office building that had fallen into disrepair and was subsequently demolished in late 2023.
Kingsbridge plans to breathe new life into the area by creating three “best-in-class” business units, one measuring 37,800 sq ft and two smaller units of 9,280 sq ft each.

CGI aerial view of what the development will look like (Image: Kingsbridge) The development aims to achieve the highest possible ‘outstanding’ BREEAM rating, a nationally recognised standard that assesses the environmental impact of commercial buildings.
It also seeks to attain the highest possible EPC A+ energy performance rating.
Sustainability is at the heart of the project, with plans to install solar panels, electric vehicle charging points and bicycle parking.
The development will also aim for net zero embodied carbon.
Kingsbridge expects the scheme to provide a biodiversity net gain for the site, exceeding the 10 per cent required by the local authority.

Chris Fry, chief executive of Kingsbridge, said: “We are excited to reach this milestone in our plans for our site at Hook which can now be transformed from an underused, derelict property into a sustainable, quality employment centre which will bring real benefits for the local economy.
“This scheme follows the model which we have established at Kingsbridge, meeting demand from employers across the south for quality workspace that delivers environmental improvements and contribute positively to local communities.”
The project is expected to create jobs and provide a boost to the local economy.
Work is expected to begin on the site in the first quarter of 2025, with the aim of having the units ready for occupiers by the end of the year.
