Building housing one of newest Darlington bars for sale

Located on Blackwellgate, the property is currently home to Cherry Tree cocktail bar, which is under a lease until 2030.

According to estate agents Parker Barras, this means that the business is “unaffected” by the current sale process.

The building, which has been “newly decorated”, has been leased by the tenant on the ground floor and part of the upper floors since October 18, 2024.

Current lease terms set out a term of six years and eleven months at a rental of £35,000 per annum.

The first floor also offers a two-bedroom apartment, which can be rented separately.

Parker Barras estimate that this could fetch around £7,200 a year.

The tenant of the bar also has use of a large rear garden, while the landlord has kept space at the very back for parking.

The Cherry Tree underwent a major transformation in November.

The former site of Avalon Bar was given new furniture, hanging foliage, and elegant lighting fixtures, all topped off with a new look bar.
